  1. Google Street View: Spend 15 minutes "driving" the neighborhood virtually. Does the area feel maintained? Are there sidewalks?
  2. Commute Testing: Use a maps app to check the drive time from your potential driveway to your specific gate on Fort Cavazos at 06:15 and 16:30.
  3. School Zone Verification: Addresses can be tricky. Always double-check the school boundaries directly with the district (Killeen ISD, Belton ISD, etc.) rather than relying on a listing site.

  • VA Certificate of Eligibility (COE): Get this pulled immediately. Check your financing options early to avoid delays.
  • Power of Attorney (POA): If one spouse is already en route or deployed, you will likely need a specific POA for the closing. Don't wait until the week of closing to realize your general POA isn't accepted by the title company.
  • Remote Closing: You don't have to be in Texas to sign the final papers. Most title companies can arrange a "mobile notary" to meet you at your current location, whether that’s a coffee shop in North Carolina or a base library in Germany.

6. Synching HHG and the Report Date

The biggest mistake sight-unseen buyers make? Timing.

You want your closing date to happen before your Household Goods (HHG) truck arrives. Ideally, you want a 3-5 day buffer. This gives you time to do a final walkthrough (yes, your agent can do this via video), get the locks changed, and maybe even get the carpets cleaned before the movers start hauling in boxes.
